    Listing net and cash net on one page. Share it with heirs and your attorney before anyone chooses a path.

  4. Stay through closing — remote signing

    We stay on the property work through closing. You can sign remotely. All sales are subject to court approval where required.

Do I have to come to Tennessee?

No. We handle the first visit, the dated photo set, vacancy work, vendor meetings at the property, and weekly email updates from Middle Tennessee. You can review numbers and sign remotely. You are welcome to fly in if you want to — you do not have to.

When can the house actually be sold?

Your probate attorney confirms when you have authority to sell. Meanwhile we do the property work — securing the house, photos, and both sets of numbers — so you are ready when counsel says the estate can move. We are not a law firm and do not advise on court timing.

House still full of belongings?

What does this cost?

Nothing up front. If you list, our compensation is a listing commission at closing. There is no retainer to start the first visit, the photo set, or both sets of numbers.

House needs significant work?

We can compare a listing path that includes funded repairs against an as-is cash path. You see both nets in writing before you choose.

Do I need an attorney?

We are not a law firm. Most estates need counsel for authority and court filings. If you do not have an attorney yet, we can point you toward several probate attorneys. Attorneys can start on our for attorneys page.
